Levante-EMV: València and Alicante Lead Spain in Foreign Rental Demand

València and Alicante are leading Spain’s provincial capitals in demand for rental housing from foreign applicants, highlighting the growing influence of international residents and professionals on the country’s increasingly competitive housing market.

According to reporting by Levante-EMV, foreign demand accounts for around 24% of rental requests in València and 25% in Alicante, placing both cities ahead of other major Mediterranean destinations such as Palma and Málaga. Data reported from Idealista similarly puts foreign rental demand at 24% in València and 25% in Alicante.

The trend is being associated with growing interest from international professionals and higher-income households, alongside the arrival and expansion of technology companies and other international businesses in the region. In València, applicants from the United States and Italy are among the most active foreign groups, while Germany also features prominently.

The growing international demand is unfolding against a rental market where available housing remains under pressure. Recent reporting citing the Universitat Politècnica de València’s housing observatory places the average rental cost in the city above €1,600 per month, while advertised rents have also reached elevated levels.

The impact extends beyond the city centre. As rental costs rise, part of the demand is moving toward municipalities in the metropolitan area, where housing can be comparatively more affordable. According to figures cited by the real-estate sector, 31.8% of people seeking a regular rental home in València are being pushed toward the city’s outskirts.

The international component is particularly visible across the wider Valencian housing market. In Alicante province, foreign demand for rentals reached 26% in the first quarter of 2026, according to data reported from Idealista, while some coastal municipalities recorded substantially higher proportions. Calp, for example, reached 53%, while Moraira recorded 52%.

The profile of international demand is also changing. Foreign applicants are not limited to traditional holiday destinations or short-term accommodation. Increasingly, demand includes people seeking longer-term homes close to employment centres, universities, healthcare facilities and urban amenities.

This shift is contributing to a more competitive rental environment, although foreign demand is only one factor affecting prices. Limited housing supply, population growth, construction constraints and strong domestic demand are also influencing the market.

For local residents, the combination of rising rents and limited availability has intensified the search for alternatives outside the main urban centres. Previous housing-market reporting has highlighted how the average cost of renting in València has increasingly pushed households toward surrounding municipalities.

The situation places València and Alicante at the centre of a wider Spanish debate over housing affordability and the role of international demand in local property markets. Their growing appeal to foreign residents reflects the cities’ economic, cultural and lifestyle attractions, while simultaneously creating new challenges for maintaining access to long-term housing.

As international mobility, remote work and investment-linked migration continue to influence European cities, the experience of València and Alicante illustrates how global demand can increasingly intersect with local housing needs.
